Spire & Co, working as the developers representative and builder, played a pivotal role in bringing this project to life, successfully delivering a vibrant retail hub that caters to the needs of Baldivis’s fast-growing community.

Working for the same developer following the successful delivery of Coles Hilton project from the outset, Spire & Co prioritised collaboration, fostering open communication and a spirit of teamwork with the project stakeholders.

This included the developer, design team and most importantly sub-contractors, as well as the anchor tenant, Woolworths. By working closely together, the team was able to navigate various challenges, optimise and mitigate design issues and importantly execute the Woolworths brief and fit out to ensure timely and 6 weeks ahead of schedule handover.

Despite having not previously built to a detailed Woolworths brief the Woolworths tenancy was handed over to the Woolworths team exactly 14 months after site mobilisation in Late March 2023. 8 weeks later Stargate shopping centre, inclusive of a medical centre, Pharmacy, and newsagent to name a few commenced trading.

Spire & Co’s focused approach played a crucial role in mitigating potential cost and time overruns. By proactively identifying and addressing potential issues ahead of open work fronts, the team was able to streamline the construction process and minimise delays. This included optimising the procurement process, ensuring efficient material delivery, and implementing rigorous quality control measures to ensure handovers where substantially compliant and defect free.

Additionally, Spire & Co championed the prompt resolution of design matters and ensured information flowed to facilitate continuous work fronts and staged and sequenced construction allowing the subcontractors to undertake their work in sequence. Progress was so efficient that Saturday work was ceased due to the advanced state of the project.

Despite the relatively small community shopping centre Baldivis Stargate stands as a testament to great architecture and exceptional quality. This was achieved due to the great selection of subcontractors and the teams meticulous oversight and attention to detail. The centre boasts a modern and contemporary design, featuring 3 striking high vaulted canter levelled mall entries, and a huge 7m high naturally lit internal mall, dappled West Facing sunlit alfresco dining area with perforated aluminium soffits compliment with a blend of landscaping including large potted olive trees and mature oak trees. The layout is optimised for both functionality and aesthetics, creating a welcoming and enjoyable shopping experience for visitors. The centre is further complimented with soft and developed Landscaping, use of local limestone boulders, mature trees and a 10,000m2 car park with welcoming shaded car bays, alfresco dinning and children’s play areas.
